you with the information promptly. We do not attempt
to sell your leads to other Realtors. All leads
belong to you. You maintain control of your
listing similar to when selling "For Sale
by Owner". Like a FSBO listing, you will
handle the showings, calls and offers. You will
work directly with Realtors and buyers. If a Realtor
brings a buyer for your property, you would pay
that Realtor a commission at closing. When you
find a buyer for your property that is not working
with a Realtor, you will work directly with the
buyer and pay zero commission whatsoever.

The Broker will be with you every step of the way, but will do so remotely and will not physically attend showings, appointments, or the closing. However, the Broker can be available to you at all times via telephone and email, even for the closing. |

You save thousands of dollars by paying only $399 up front and 1% of the sale price at closing, as opposed to a traditional listing agent where you would be paying generally 2-4%. |

|
|
|
This is where you must ask yourself : |
Is it worth it to me to pay an additional 1-3% of the sale price just to have a traditional agent show my home for me and be physically at the closing with me?

Some things to keep in mind :

Nine times out of ten the listing agent does not actually find the buyer. Usually the agent who finds the buyer is a Cooperating Broker.

If you can't be available to show your home you can opt to put a lockbox at the property so Cooperating Broker agents can show your home to buyers when you cannot be there, or maybe you have a neighbor or friend who can show your house if you are not available. |

It will not make much of a difference if your agent physically attends your closing or if they attend via conference call or make themselves available to you by other means (Which we will gladly do!)

The Broker will research your neighborhood and surrounding area and provide you with a comparative market analysis, which we will go over with you in detail in order to help you price your home to sell and for the most money possible. Additionally, you may send pictures of your home to us and we will offer advice for staging and preparing your home to sell, which is a very important step!

The Broker will continue research of your neighborhood market while you home is for sale and provide you with weekly updates consisting of new, pending and closed sales in your neighborhood, as well as details of each listing such as changes in price or concessions offered. There usually ends up being a lot of people and great deal of activities involved in the sale of a home. The Broker will act as a liaison between title companies, mortgage brokers, lenders, associations, attorneys, appraisers, inspectors, surveyors, buyers, cooperating brokers and, of course, you, the seller. The whole process from contract to closing can be time consuming and overwhelming. Let the Broker coordinate all activities, monitor contingencies and the progress of the sale, follow-up with all parties involved, and keep you fully informed at all times while documenting all communications and activities to ensure a smooth, timely closing.
