Full Quality MLS listing – 6 Month Listing!
Your full quality MLS listing will be entered into the correct MLS for your area and managed directly by us.  We are a member of the MLS for each area we service.  We offer a six month, easy exit listing agreement that you can cancel at any time, provided that the property is not under contract, and you do not have any active offers involving a cooperating broker (buyer’s agent).  We can have your listing live within 48 hours.

List of Comparable Sales, Competition and Pending Sales –
At your request, we will send you a list of active, pending, and closed sale in your neighborhood or surrounding area.  With this valuable information about your current market  you can better determine the best pricing for your property.
25 Photos –
Send us up to 25 photos. Photos are the most important aspect of your listing.
Unlimited Free Changes –
No charge for making changes to your listing.  Send us an email any time you need to make updates or additions.

The Realtor® Assisted Plan – $199 at listing + 1% at closing

Our Realtor® Assisted Plan, just $199 at listing + 1% at closing,  includes everything in the Premium MLS Plan plus the benefit of Realtor representation.  You will receive support throughout your entire home selling process from Erin Haines, Realtor® and licensed Florida real estate broker for over 13 years. Working with a Realtor will make the process of selling real estate easier, more profitable and less stressful. Get assistance with pricing, valuable feedback on your showings, and help with negotiating the best contract terms for you.  We coordinate the entire sale, prepare and review the paperwork, monitor and clear contingencies, and maintain communication between the many parties involved for a smooth transition to closing.  1% is only due if the sale closes.

Pricing Assistance :
Using online websites to get property value estimates is a risk, as these estimates can be off substantially and often rely on outdated data (more than 6 months old).  Realtors have access to the freshest sale data, and can price your house in line with the market to maximize your earnings. Send us your address and some home features, and we will research your neighborhood and surrounding area and provide you with a comparative market analysis to help you determine your optimal listing price.
Schedule Showings (at your request) :
Buyer’s agents are trained to gather information about your motivation to sell with casual questions that they could later use to their client’s advantage in negotiating. At your request, we will have agents call us and we will coordinate all of your showings for you so there is a buffer zone between you and the agents.
Showing Feedback :
Find out how your home appears in the eyes of buyers, and if they might make an offer.  When we call -vs- the homeowner calling, the agent or buyer is more likely to give us more honest and detailed feedback. We will make 2 attempts to contact them to gather showing feedback. We will add the comments to your online transaction file where you can access the notes.
Seller Net Proceeds :
We will provide you with an estimate of your closing costs so you can determine your bottom line.
Broker Offer Review and Contract Negotiation :
Let an expert review your offer, pre-qualify the buyer, and help you avoid contract terms that are not in your favor.  One of the most difficult tasks when selling a home is handling the negotiations.  Erin Haines, Realtor® and licensed Florida real estate broker for over 13 years, will negotiate on your behalf, helping you to stay objective and protect information, such as your motivation to sell, that could have a negative impact on negotiating the best possible sale terms for you.
Prepare and Handle all Paperwork :
The contract, disclosures, addendums, counter offers, back up offers – we will prepare, review and handle it all. You will enjoy a streamlined process with convenient electronic signing. We send all documents between the appropriate parties for review and e-signatures, while keeping all sale related documents secure and available to you to access in our transaction management platform.  
Transaction Management Platform :
We’ve simplified the sale process with our state-of-the-art transaction management platform. Contract timelines, tasks, communication logs are all at your fingertips, so you can always check in to view the sale progress, and see what’s happening next.
Communication with Lender, Title and Agent :
Regular communication with the lender and the title company is a crucial aspect of the sale process.  We maintain communication with the lender, buyer’s agent and the title company throughout the transaction, monitoring and assisting with the many time-sensitive contingencies and activities that need to take place for a smooth closing.  
Inspection and Appraisal :
We coordinate the inspection and appraisal, supply comps and info to the appraiser – if possible, review the reports, and assist if any repair or appraisal negotiations are needed.
Buyer Due Diligence :
Documenting the due diligence of the buyer is necessary to make sure that the contract is moving along as it should, eliminate surprises, and also to protect your best interest if the buyer defaults. Did the buyer make full loan application on day 3?  Make their escrow deposits on time? Schedule the inspection? Make application to the association? Get a loan commitment? The list goes one, and we’ll keep track for you.
Closing Time :

When it’s close to closing, it’s typically a busy and even stressful time for the seller, with packing, moving, finishing repairs, etc.  With all you’ll have going on, let us monitor the final transaction activities.  We’ll review your preliminary closing statement, coordinate walk-through and closing times with the buyer’s agent, and help expedite the process between the title company and lender.
